From the first phone call to moving in, every Lima home follows the same four steps. Here is what happens at each one and what you need to have ready.
A beautiful home is only part of the story. The other part is how you get there. We keep the process to four steps so you always know where your build is up to and what comes next.
01 Enquiry and consultation
We talk through your site, your brief and your budget. Bring your address, a rough idea of how the home will be used and any photos of the spot where it will sit. Marcelo personally handles every enquiry, so you speak with the same person from the start.
02 Council application
We prepare and lodge the application for your new dwelling. What your council requires depends on your lot, so we check overlays, setbacks and site coverage before anything is drawn up.

03 Twelve week factory build
Your home is built indoors to specification and fully finished, including kitchen, bathroom, flooring, joinery and electrical. Most builds are complete within twelve weeks of design sign off, while footings and service connections are prepared on your lot at the same time.
04 Delivery and install
The home is trucked to your site and set down on its footings, then connected to services by licensed trades. Lima delivers Australia wide.
No surprises and no chasing extras. The specification is fixed at sign off, so what you approve is what arrives.
Timeframes are typical, not guaranteed, and council assessment times vary. Approval outcomes depend on your lot and your local council.
