A traditional build and a modular home can end with the same benchtops, flooring and windows. The difference is in time on site, how labour is used and how fixed the price stays.
If you are pricing a second dwelling, the usual comparison is a brick and tile build by a local builder. Both can be finished to the same standard. What changes is how the money and the months are spent getting there.
Time on site
A brick and tile home is built in your backyard, one trade after another, and every wet week pushes the program back. A Lima home is built indoors in South East Queensland and fully finished within about twelve weeks of design sign off. Your site work runs at the same time, and delivery and set down typically take a day.
Where the cost goes
- Fewer weather delays, so less paid time sitting idle
- One workshop crew instead of separate trades travelling to your site
- Materials ordered for a repeat specification rather than one house at a time
- A fixed specification at sign off, so fewer variations once building starts

The same finish
Inside a Lima 40ft Home you get Calacatta marble benchtops, engineered timber flooring and black frame aluminium windows as standard. The container is the structure. The finish is what you live with, and that is where we do not cut corners.
What to compare
When you line up quotes, compare like for like. Ask each builder what is included in the price, what counts as a site cost, how long the build will take and what happens if it runs over. Footings, crane access and service connections depend on your lot and should be quoted separately in both cases.
General information only. Build costs and timeframes vary by site, specification and builder. Get written quotes for your own property before deciding.
